An attic conversion is hard to picture from the landing. In the model your client stands in the new room, sees the head height under the roof and how the dormer opens it up, and sees where the new stairs come up.

The stages show the work they never see: the steel beams and the new floor, the roof opened for the dormer, its frame and cladding, the windows, then the stairs, the wiring and plumbing, and the plastering.

• The measurements: the attic measurements you took for your quote, and the landing where the new stairs will go. Typed in, a photo of your notes or the drawings: any format works.
• Photos, if you can: the front and the back of the house, and the landing. They make the model look like their own house.
• What gets built: a dormer or roof windows, the rooms in the attic, and the finishes.
